Rosewood Matakauri Lodge
In 2014, Brosnan was engaged to construct a highly specified 465m2 owners’ residence at Rosewood Matakauri Lodge, a luxury lakeside retreat near Queenstown. Working within an operational lodge, the challenge was to complete construction during winter and have the project ready for the peak tourism season.
Through meticulous planning and coordination, the project was successfully delivered within an ambitious 7.5-month programme. The property was later recognised with a Michelin Key in 2025.
The Lindis
Brosnan’s relationship with the Lindis Group began with the construction of the Lindis Lodge in 2018. Nestled deep within the Ahuriri Valley, the project combined intricate architectural detailing with high-end specifications in one of New Zealand’s most remote hospitality locations.
The site’s isolation, combined with exposure to inclement weather, posed ongoing logistical challenges. By working closely with the design team and using highly accurate survey equipment, Brosnan delivered a lodge that has become one of New Zealand’s most luxurious accommodation destinations.
The success of the project led to a second engagement to construct the Lindis Cottages. Prefabricated in Christchurch and transported 440 kilometres to the site, the accommodation pods required detailed planning for transport, cranage, access, and installation across rugged terrain and challenging weather conditions. The team was nominated for an NZIOB award for delivering this technically demanding remote accommodation project.
Mt. Isthmus Lodge
Brosnan’s partnership with the Lindis Group continued with the construction of the Mt. Isthmus Lodge, an architecturally striking retreat perched above Lake Hāwea.
Inspired by the surrounding mountains, the lodge features jagged cornices, dramatic heights, and highly detailed finishes. As the design evolved throughout the project, Brosnan worked closely with the architect and structural engineer to resolve challenges without compromising the original vision.
Since its completion in 2020, Mt Isthmus Lodge has received widespread recognition, including television features and architectural awards.
Oaks Queenstown Shores Resort
Perhaps the most complex hospitality project delivered by Brosnan to date has been the remediation of the Oaks Queenstown Shores Resort, a four-block hotel and apartment complex on the shores of Lake Wakatipu.
Initially, the scope of works included external cladding, structural elements, balconies, balustrades, external and internal walls, window joinery, roofs, and addressing passive fire compliance. As works progressed, extensive additional defects were uncovered during the removal of the internal and external wall layers, necessitating programme additions.
To minimise operational disruption, early contractor involvement enabled Brosnan and our engineering partner to develop an innovative Material Handling Unit (MHU) for the project. The solution helped keep the hotel apartment complex operational during construction.
Delivered over four stages, the project’s success and the exceptional levels of trust and collaboration between Brosnan and key stakeholders resulted in multiple wins at the 2025 ACRA Awards, including Multi-Residential Building, Mega Project ($10 million+), and the overall winner of the Michael Rutherford ACRA Remedial Building Excellence Award.
Huka Lodge
Brosnan’s expertise extends beyond new construction and remediation into the refurbishment of some of New Zealand’s most iconic hospitality assets.
At Huka Lodge, Brosnan delivered a comprehensive extension and refurbishment programme, collaborating with a world-class team of consultants to provide buildability advice, procurement support, and value-engineering solutions. The project carefully balanced heritage preservation with modern guest expectations, resulting in a world-class hospitality facility delivered under stringent environmental constraints.
The Hilton Auckland
In Auckland, Brosnan completed the recladding of feature walls at the Hilton Auckland on Princes Wharf, while the hotel, restaurants, bars, and public waterfront areas remained fully operational. Working within a constrained waterfront environment, the team developed an innovative scaffold solution that avoided impacts on public access while maintaining safety and programme certainty.
