M One Apartments
Disruption to the building’s tenants and an adjacent kindergarten was minimised by applying an empathic approach to the remediation methodology.
M One is a 60-apartment building located next to a kindergarten and a busy Grey Lynn thoroughfare.
Brosnan delivered a full reclad and remediation of the building involving removing and replacing all components associated with the façade/envelope and upgrading aspects of it with high-end features. Improvements included replacing the steel balustrades with glass and installing a composite aluminium cladding panel system. The roof cladding was replaced with coloursteel profiled metal roofing providing a sleek and contemporary look to the building.
The client required a methodology that mitigated both financial impacts to owners and minimised disruption to the occupants. We investigated three different staging options to understand their varying levels of impact on stakeholders.
As a result, Brosnan collaborated with the client and Contract Engineer to develop a four-stage programme with separate delivery dates that provided delivery confidence. This approach allowed us to complete works for each stage and then hand them back to tenants for ongoing re-occupation.
Along with working in a live environment during the remediation, the busy street frontage and a neighbouring kindergarten were prioritised in planning. With these stakeholders front of mind, Brosnan developed bespoke construction access and material handling systems.
The team also consulted with the kindergarten when establishing the site and wrapped specific parts of the building to prevent dust and debris from entering their space.
A centrally located noticeboard consistently updated the kindergarten and tenants on progress and news throughout the project.
