Located near Auckland University, this 17-storey, 129-apartment residential and hotel complex is undergoing remediation, refurbishment, and façade replacement. Initially engaged under an ECI contract, Brosnan worked closely with the client and design team to understand the project’s objectives, develop the initial programme and methodology, conduct invasive building investigations, and collaborate with consultants to finalise the design and buildability.

This successful collaboration led to Brosnan’s appointment as the main contractor for construction works. The scope includes door and window replacement, balcony remediation, new curtain walls, recarpeting, repainting, sprinkler upgrades, roof and plant room replacement, lobby refurbishment, stair recladding, and passive fire upgrades.

With the complex located in Auckland’s CBD and close to neighbouring apartment blocks, effective management of site logistics and material movement has been crucial. Proactive communication and innovative solutions, such as resequencing the critical path, have helped prevent delays and ensure transparency in cost management throughout the project.
