Innovative reclad keeps The Spencer Hotel fully operational
The Spencer Hotel in Takapuna, Auckland, is a 21-floor hotel and apartment building that underwent extensive remediation while remaining fully operational. Brosnan was engaged under ECI and construction contracts to replace cladding, waterproof membranes, redecorate interiors, upgrade the tennis court, and refurbish the pool and spa areas.
To minimise disruption and revenue loss, Brosnan developed a “two floors at a time” construction methodology, requiring only 28 of 249 rooms to be vacated at any stage. A world-first, two-level suspended scaffold system was engineered and installed, avoiding the drawbacks of traditional scaffolding and ensuring the building’s visual appeal and operational continuity.
This innovative approach not only delivered significant client savings but also earned recognition as a 2021 NZIOB Innovation Award finalist. The project highlights Brosnan’s commitment to client-focused solutions and technical excellence in high-rise remediation.
