The 33,2 and 3 storey apartments at 134-150 Symonds Street were built with untreatedtimber, direct fixed and plastered fibre cement cladding, and were suffering fromwater egress.

Following a competitive tender process, Brosnan was engaged in 2013 to remove and replace all existing cladding and moisture affected timber atop of new concrete nibs required to increase the threshold between the internal floor and externalground levels. In addition, Brosnan was to remove, refurbish and reinstall existing aluminium windows and doors, repair cracks in the double T topping slab, andrecoat the car park with a trafficable membrane.

Brosnanuncovered several structural and passive fire protection issues early in theproject. Brosnan quickly prepared a scope of works, budget estimate, and the preliminaryprogramme for the work they believed to be involved in the remediation of theexisting unidentified defects together with a budget estimate for thedemolition and rebuild. The Body Corporate elected to demolish and rebuild theapartments and, as a result, terminated our contract. Brosnan was invited totender and was ultimately awarded a guaranteed maximum price contract torebuild the 33 apartments.

Therebuild consisted of all the common construction techniques typically found in a remediation project. Firstly, finishing off the concrete nibs, then constructing the 16 three and 17 two-storey timber-framed buildings. The timber-framedstructures incorporated elements in structural steel and were clad in a combination of ACM, long run and brick veneer claddings.

The trafficable membrane was ground back, and the cracks and movement joints in the double t topping slab were repaired before the membrane was installed with floating decks over.

As the buildings were programmed to be built simultaneously as the biggest boom the Auckland construction industry had ever seen, Brosnan’s sister company Bettabuilt was contracted to carry out the carpentry package for the three-storey buildings. Eurotech Interiors carried out the carpentry package for the two-storey buildings together with the suspended ceilings and plasterboard linings to both blocks. This enabled certainty of resourcing for the project.
