The Imperial Gardens Apartments is a 275 apartment, 12 storey building on Hobson St in Auckland’s CBD

Brosnan was Exterior work on the project involves a full façade replacement with a new curtain wall, full uplifting of existing horizontal membranes and replacement of tiling systems. Interior work on the project includes upgrading interior finishes, such as carpets, and there will likely also be a variation to undertake bathroom upgrades. Additionally, utility services such as water and fire are being upgraded.

The newcurtain wall will essentially increase the interior footprint of the building,as it will be installed beyond the existing balconies of the building.

Themain challenge of this project is its location and the logistical challengesthat come with a project located in the CBD on a major arterial road.

The Brosnan team developed an innovative solution to overcome this challenge and handle materials for the project, which involves adding a custom, temporary structural steel frame to the roof to mount a lightweight crane for horizontaland vertical lifting. This will allow Brosnan to get materials from Hobson St onto the site without the need for a tower crane and the disruptions to theroad which come with it. Although this innovative crane solution will reducedisruption to Hobson St, traffic management will still be a major challenge toovercome.

As the project is being undertaken to address defects in the building, the project is subject to litigation, and there is an ongoing court case to determine who is responsible for the defect. Brosnan supports the client in this case by providing access to experts to investigate the root causes of the defects while work is undertaken.
