Esplanade Apartments

Brosnan's collaborative approach and easy-to-work attitude allowed designers in Auckland to attend site virtually through Brosnan's easily comprehensible documentation of work and discoveries on site.
The Esplanade Apartments in Whitianga are a four-storey residential apartment building that required extensive remediation. The aluminium joinery, balconies, and roof had weather tightness issues, and the roof had structuraldeficiencies.
Brosnan conducted a façade replacement, including aluminium joinery, and the roof, decks, and balustrades were replaced. Essentially, Brosan replaced everything on the building's envelope.
As with many remediation projects, scope creep was a key challenge. As work was completed on-site, discoveries were made that required scope and design changes. Brosnan kept the consultants and designers based in Auckland updated on findings, assisting the design team in their inability to attend the site as frequentlyas desired. Brosnan identified and documented issues and presented them in a manner that was easily understandable without physically attending the site.
Another solution Brosnan used to overcome the project's remoteness was to form relationships with the local workforce and employ as many locals as we couldinstead of trying to bring people down from Auckland.
The building was vacated throughout the work, making time an essential factor. The project was completed on time against the adjusted programme accounting forscope changes due to discoveries on site.
