Complex remediation of lakeside Oaks Shores Apartments
Oaks Shores Apartments, a four-block hotel and apartment complex on Lake Wakatipu’s shores, is undergoing extensive remediation in a highly constrained site with steep slopes and limited access. Early engagement enabled Brosnan and its engineers to design a bespoke Material Handling Unit, keeping the complex operational and minimising disruption for guests and residents.
The scope includes remediation of cladding, structural elements, balconies, joinery, roofs, and passive fire compliance, with hundreds of additional defects uncovered as work progressed. Brosnan’s flexible approach and robust communication have ensured all changes are managed and implemented efficiently. Construction occurs in a live environment, with careful scheduling to accommodate hotel operations and minimise noise and dust.
Blocks 1 and 2 are complete, with 3 and 4 underway, making this one of New Zealand’s largest remediation projects. The project is delivered with high quality assurance, no serious injuries, and strong stakeholder collaboration.
