Comprehensive remediation, overlooking the stunning Bay of Plenty
Situated at the base of Mount Maunganui, this 11-storey building features 94 apartments, a café area, a fully equipped gym, and a swimming pool.
The project began with a focus on prototyping, examining the complex junctions between balustrades, spouting, and flashings. This proactive approach enabled us to create a well-thought-out methodology that anticipates and mitigates potential delays or unforeseen design challenges, particularly around intricate corners, while ensuring timely procurement of materials.
The scope of work includes removing the external ACM panels to assess the condition of the existing timber framing and substrate. This will be followed by comprehensive remediation with a new cladding system. Internally, we are demolishing bathrooms to identify and address any water damage to the existing structure, after which we will install new floors, walls, and ceiling linings. The existing ceiling system in the lobbies will also be removed to allow for investigation and necessary passive fire upgrades.
Currently, the demolition of bathrooms and lobbies is underway, along with the replacement of internal water pipes and the HVAC system. Additionally, the construction of new inter-tenancy walls and the installation of balustrade fixings are ongoing. Balcony screeding is also in progress and nearing completion.
