Stadium Gardens

Only a short walk to Wellington’s CBD, Stadium Gardens is a conveniently located five-storey
apartment building. Along with 86 units, the building has covered parking and a large internal
atrium which includes a garden and patio.
Brosnan was initially contracted to undertake earthquake remediation and exterior façade
restoration. As the project progressed, additional building deficiencies were identified. The
scope increased to include internal apartment repairs, invasive crack investigation, large areas of
cladding replacement and plastering, a complete roof cladding replacement and demolishing,
and rebuilding of a central staircase. A large number of the brick infill walls on the ground floor
were also reinstated with a lightweight timber frame and a plaster cladding system.
It was important to the client that the building remained occupied during construction. In order to
achieve this requirement, a methodology was established to undertake the works in four stages,
one for each building facade.

• Innovative solutions, such as using suspended scaffolding to access an inaccessible part of
the building
• Utilising existing resources to minimise expenses
• The team synergy and relationship between all parties as the stages evolved
• Devising a cost-saving staged methodology for the roof replacement as rain cover
was not feasible due to the building’s shape
Despite additional variation work expanding the initial scope, the project was successfully
delivered through a collaborative team that maintained clear and consistent communication
with both residents and the client throughout the durtion of the project.
