Summit on Symonds

A technically challenging project, solved by Brosnan's ingenuity, acumen and exceptional quality.
The Summit on Symonds is a prominent mixed-use complex in vibrant Auckland, housing 45 apartments and 15 retail outlets. Brosnan was initially engaged to replace windows on levels three to six of the fully occupied building, a project requiring the complete scaffolding and wrapping of the structure.
As work commenced and further investigations took place, significant additional weathertightness damage was discovered. This expanded the scope to a comprehensive façade remediation, including the replacement of framing, strengthening the parapet, installing new joinery and cladding, and a full repaint. The necessary scale of this work required the careful temporary relocation of some residents.
The project presented significant technical challenges, including complex curved joinery that demanded exceptional quality control. A key innovation came from our team, which re-engineered an overly complex window-sill design. By proposing an alternative method that enabled internal bracket installation, we enabled concurrent work sequencing, slashing this critical phase from 2 months to 2 weeks.
Through diligent communication and planning, disruption for occupants was minimised, and a carefully staged reoccupation ensured a smooth transition for all residents and tenants. Brosnan successfully delivered this complex remediation project ahead of schedule.
